Today I’m sharing a Queens real estate market update comparing 2020 to 2021.
Today, I wanted to give you an update on what’s happening in the Queens market. I’m going to cover specifically north Queens, neighborhoods like Bayside, Flushing, Fresh Meadows, White Stone, and Little Neck. We will be comparing our numbers now to this same time in 2020, so let’s get right into it:
“ Our average sales price jumped up nearly 10% from last year.”

Inventory has stayed pretty consistent with 256 listings coming onto the market between late August and late September last year. Currently, we have had 257 listings over that same period.

There was a 9.5% decrease in pending sales. It went from 418 pending sales in 2020 compared to 378 this year. I think this is because we opened up around this time last year, so there was a flurry of activity.

In the last year, we had a 9.5% jump in sales price. Around this time in 2020, we had 216 closed sales with an average sales price of $968,000 and an average days on market of 96. This year, we have had 370 closed sales with an average sales price of $1,060,000 and an average days on market of 55.
