Here are all the latest real estate numbers from our North Queens market.
Today I’m sharing a Queens real estate market update comparing 2020 to 2021.
In 2020, North Queens neighborhoods such as Bayside, Flushing, Fresh Meadows, and Whitestone had an average sale price of $944,000. In those same neighborhoods, our average sale price has increased 2% to $964,000. At this time last year, our days on market for the average home was 96 days, and here in 2021, we’re at 86 days. In the last six weeks, 366 new listings have come onto the multiple listing service, whereas last year during lockdowns, there wasn’t much inventory coming onto the market.
“It’s a wonderful time to sell before interest rates start to inch up again.”
We currently have 318 homes pending, so they’re selling as soon as they’re being listed. We’re very short on inventory. From early March to mid-April 2020 we had 158 closed sales, compared to the 222 we’ve had in the same period this year. The market is extremely active in Queens; prices are up, houses are selling quickly, and many offers are coming in for listings. We just took a listing in Bayside last weekend; we had 15 showings and received 15 offers.
It’s a wonderful time to sell before interest rates start to inch up again. If you have any questions about the real estate market or your neighborhood specifically, I have access to all the data, and I’d be glad to share it. Call or email me; I’d love to help you.
